Bargains To Be Had In The Spanish Property Market
Yesterday I had a meeting with Bancaja Habitat the development arm of Bancaja, Valencia’s Savings Bank. I came out very happy despite the 30 odd degrees heat that was making me wilt. Basically they have something called HPI’s. An HPI is a property that they are helping to sell for the current owners at debt price because the owner has problems paying the mortgage quotas.
What this means compared with repossessed property is less likelihood of the property having been trashed, more cooperation from the owners and also, and possibly most important the ability to negotiate the price with the bank in the style of an American Short Sale, ie debt price 200k you make an offer of 160k an the bank may well accept.
They are also offering preferential mortgage terms for those who pick up a property with 80% finance for non residents and up to 100% for residents and Spanish nationals depending on ability to pay. First year mortgage rates are good too as are the ongoing rates being base plus 1%

You may have noticed a page appear here. Well my wife works at Cambridge House School and they have asked for assistance in promoting the PGCE course that all of the schools in Spain belonging to NABSS (National Association of British Schools in Spain) are running. Anyway I put up the blog entry yesterday as a new page on this blog and I have also written an article about it which will very soon be winging its way around the internet sites. The links back to the homepage should help it get more traction although currently there is no great searching for the term PGCE Spain on Google.
Finally it has been submitted into a tool that I use for directory and backlink submission and 139 directory links and the beginning of social bookmarking and incoming links have been started. If you want a social media campaign started in the same way then just get in touch with me at devanioinfo@gmail.com and I will quote you for doing the same. It may cost a lot less than you think.
The concept of Devanio came to me a couple of years ago when I was looking for a name that I could use as a coverall for everything I was doing or intended to do. I got business cards printed out and started working on a project in the Real Estate sector that used the name but really let it lie as other matters took over.
